Toronto Home Renovations, Project by Project

BKDP has renovated homes across Toronto for 20 years. At Modern Classic we reimagined a 3,500 sq. ft. 1908 Tudor in Forest Hill South as a 7,400 sq. ft. residence. At Kingsway House we reworked a Georgian home’s layout and added a rear addition while keeping its original character, and at Midtown Modernist House we turned a 1950s 1½-storey home into a modernist loft with soaring ceilings.

Our clients measure us on time and budget. One Summerhill client wrote that 4,500 sq. ft. “was completely rebuilt in 27 weeks. On time and on budget,” and the owners of Beach Villa in the City said their whole-house renovation “only took 6 months.” See more of our work by neighbourhood in Forest Hill, Midtown and Etobicoke.

Meet the Award-Winning Founders

Fardid Biglar & Kenneth Ho

Co-Founders & Principal Designers

Fardid Biglar and Kenneth Ho met while studying architecture at the University of Toronto, where they quickly discovered a natural synergy—every time they collaborated, their work consistently earned top marks. After gaining experience across the fields of interior design, architecture, kitchen design, and furniture manufacturing, they decided to team up once again—this time to create something entirely new.

Drawing on their complementary strengths, they co-founded BiglarKinyan Design Planning Inc. (BKDP) in 2005 with a clear vision: to elevate residential design in Toronto through thoughtful architecture, highly personalized interiors, and a more streamlined approach to the design-build process.

Recognizing the complexity and fragmentation of traditional renovation models, they set out to reimagine the client experience—delivering not only exceptional design, but also a simplified, transparent process. Their goal was to bring high design and a sense of everyday luxury to renovation projects grounded in creativity, practicality, collaboration, and execution.

That founding vision continues to shape the firm’s work today, setting BKDP apart as a leader in thoughtful, integrated residential design. Their work has been nationally recognized and widely published, reflecting a partnership built on trust, innovation, and an unwavering commitment to detail. Together, they lead a firm where every space tells a story—and every detail matters.

Frequently Asked Questions

How much does a home renovation cost in Toronto?

BKDP’s Toronto home renovations range from $40,000 for a kitchen, bathroom or partial renovation to $3,000,000 for a full design-build rebuild. Additions and luxury renovations typically fall between $100,000 and $450,000+, and whole-home design-build projects start at $150,000. We give you a fixed-price quote before construction begins. See what 60 BKDP renovations cost.

How long does a whole-home renovation take?

A full home renovation or addition can take 4–10 months, depending on scope, permits and finishes. The owners of Beach Villa in the City said their whole-house renovation took six months, and a Summerhill client’s 4,500 sq. ft. rebuild was completed in 27 weeks.

What is design-build, and why does it matter for a renovation?

Design-build means one firm designs your renovation and builds it. At BKDP the same team that draws the plans manages the permits, trades and construction, which keeps the design intact during the build and gives you a single point of responsibility instead of a designer and a contractor pointing at each other.

Does BKDP handle permits for home renovations?

Yes. Permit coordination is part of every BKDP design-build project, including zoning review for additions. Our project management team prepares and tracks the applications so construction can start on schedule.

Does BKDP take on luxury and high-end home renovations?

Yes. Our projects run up to $3,000,000, including Modern Classic in Forest Hill and Modernist House in Davisville. Luxury work gets the same fixed-price quote and single accountable team as every BKDP renovation.

Which areas does BKDP renovate homes in?

BKDP renovates homes across Toronto and the GTA, including Forest Hill, Midtown, Etobicoke, North York, Leaside, The Beach and downtown. See our portfolio for finished homes near you, or book a free consultation to talk about your project.

“I hired BKDP to convert a falling down triplex on Summerhill Ave to a single family home. … 4500 Sq. ft. was completely rebuilt in 27 weeks. On time and on budget.”
