Our Etobicoke projects include a full redesign and rear addition for a Georgian home in The Kingsway and a complete reworking of a mid-century bungalow in Princess Anne Manor. One integrated team handles design, permits and construction, and stays accountable for your Etobicoke home renovation from the first sketch to the final styling.
An Etobicoke Interior Designer Who Knows the Housing Stock
Etobicoke’s best-known streets were planned with care. In The Kingsway, Robert Home Smith’s covenants called for architect-designed houses in stone, stucco or brick, and most homes went up between 1924 and 1947. Humber Valley Village followed from the mid-1930s, and Princess Anne Manor’s ranch bungalows and split-levels date mostly from 1955 to 1965. Each era calls for a different renovation approach, and we plan for it from the first visit.

Local Knowledge for Etobicoke Renovations
Most Etobicoke renovations come down to two questions: what the zoning allows, and what the land allows. Second-storey additions and rear extensions on bungalows and side-splits often need a minor variance from the Committee of Adjustment for lot coverage or setbacks. Homes backing onto the Humber River or Mimico Creek valleys can also fall under Toronto and Region Conservation Authority (TRCA) regulation and the City’s ravine by-law, and the City can’t issue a building permit until TRCA has cleared the work.
We’ve worked on both kinds of project here. At Kingsway House we reworked a Georgian home’s layout and added a rear addition while keeping its original character. At Mid-Century Minimalism in Princess Anne Manor, we redistributed the main floor of a mid-century bungalow into subtly partitioned open spaces with walnut floors and black accent detailing.

Meet the Award-Winning Founders
Fardid Biglar & Kenneth Ho
Co-Founders & Principal Designers
Fardid Biglar and Kenneth Ho met while studying architecture at the University of Toronto, where they quickly discovered a natural synergy—every time they collaborated, their work consistently earned top marks. After gaining experience across the fields of interior design, architecture, kitchen design, and furniture manufacturing, they decided to team up once again—this time to create something entirely new.
Drawing on their complementary strengths, they co-founded BiglarKinyan Design Planning Inc. (BKDP) in 2005 with a clear vision: to elevate residential design in Toronto through thoughtful architecture, highly personalized interiors, and a more streamlined approach to the design-build process.
Recognizing the complexity and fragmentation of traditional renovation models, they set out to reimagine the client experience—delivering not only exceptional design, but also a simplified, transparent process. Their goal was to bring high design and a sense of everyday luxury to renovation projects grounded in creativity, practicality, collaboration, and execution.
That founding vision continues to shape the firm’s work today, setting BKDP apart as a leader in thoughtful, integrated residential design. Their work has been nationally recognized and widely published, reflecting a partnership built on trust, innovation, and an unwavering commitment to detail. Together, they lead a firm where every space tells a story—and every detail matters.

Co-Founder & Principal Frequently Asked Questions
What areas of Etobicoke does BKDP serve?
BKDP works across Etobicoke, including The Kingsway, Humber Valley Village, Princess Anne Manor, Princess Gardens, Chestnut Hills, Mimico and Humber Bay. Our completed Etobicoke projects include Kingsway House and Mid-Century Minimalism.
Can you add a second storey to an Etobicoke bungalow?
Often, yes. Many 1950s–60s bungalows in areas like Princess Anne Manor are good candidates for a second storey or rear addition. A building permit is always required, and if the design goes past the zoning limits for lot coverage, height or setbacks, a minor variance from the Committee of Adjustment is needed first. We assess the structure, zoning and budget at the first consultation.
Do ravine lots in Etobicoke need extra permits?
They can. Lots along the Humber River and Mimico Creek valleys may fall within the Toronto and Region Conservation Authority’s regulated area, and the City’s Ravine and Natural Feature Protection By-law protects the trees there. TRCA must issue a permit or clearance before the City can issue a building permit, so we check a property’s status early and build the approval time into the schedule.
How much does a home renovation in Etobicoke cost?
It depends on the scope, size and finishes. BKDP’s projects typically range from $25,000 for a design-only condo package and $80,000–$250,000+ for a full condo renovation, to $500,000+ for full home renovations with additions. We provide transparent, fixed-fee quotes upfront so there are no surprises. Book a free consultation for an estimate on your project.
How long does an Etobicoke renovation take?
A focused kitchen or bathroom renovation typically takes 8–14 weeks from design approval to completion. A full home renovation or addition can take 4–10 months. If the project needs a Committee of Adjustment variance or TRCA approval, that adds time before construction starts, so we plan for it from the beginning.
Do you work on Tudor and English-style homes in The Kingsway?
Yes. The Kingsway isn’t a Heritage Conservation District, so interior work and most rear additions don’t need heritage approval, but its 1920s–40s brick, stone and stucco homes reward a careful hand. We keep original materials, millwork and proportions where they matter and update kitchens, bathrooms and systems around them, as we did at Kingsway House.
“I hired BKDP and worked with the two partners, Fardid and Kenneth, to develop a design and renovate my ranch-style side-split. … Fardid and Kenneth did inspections and met with contractors regularly. I didn’t have to worry about anything.”— HC, North York — ranch-style side-split renovation
