As an interior designer in North York, BiglarKinyan Design Planning Inc. (BKDP) brings 20+ years of design-build experience to the area’s post-war bungalows, English-country homes and newer replacement houses. Our North York projects include Park Modern, an interior redesign built on clean lines and restrained finishes, and kitchen, family room and bathroom renovations in Ledbury Park. One integrated team handles design, permits and construction, and stays accountable for your North York home renovation from the first sketch to the final styling.
A North York Interior Designer Who Knows the Housing Stock
North York’s housing changes from one pocket to the next. Hoggs Hollow was first subdivided in 1856, and most of its homes are English-country styles built between the 1920s and 1960s. The Bridle Path was laid out from the late 1940s on two- to four-acre lots. Ledbury Park, whose streets are named after Walter Scott’s works, began as post-war bungalows, and Willowdale mixes pre-war and post-war houses with large replacement homes built since the early 1990s.

Local Knowledge for North York Renovations
Hoggs Hollow, the Bridle Path, Ledbury Park and Willowdale aren’t Heritage Conservation Districts, so most North York projects turn on zoning and ravines. Knock-down rebuilds and larger additions often need a minor variance from the Committee of Adjustment, commonly for side yards, height or building length. Lots along the West Don valley through Hoggs Hollow and the Bridle Path, and along Wilket Creek and Sunnybrook, can fall under Toronto and Region Conservation Authority (TRCA) regulation and the City’s ravine by-law, and the City can’t issue a building permit until TRCA has cleared the work.
Our North York work ranges from whole interiors to single rooms. At Park Modern we redesigned a home’s interiors around clean lines, balanced proportions and upscale finishes. In Ledbury Park, Elegant Simplicity reworked a kitchen and family room with custom cabinetry and a neutral palette, and Serene Elegance turned a bathroom into a calm retreat with a two-person shower, a double-sink vanity and a freestanding tub beside a new window.

Meet the Award-Winning Founders
Fardid Biglar & Kenneth Ho
Co-Founders & Principal Designers
Fardid Biglar and Kenneth Ho met while studying architecture at the University of Toronto, where they quickly discovered a natural synergy—every time they collaborated, their work consistently earned top marks. After gaining experience across the fields of interior design, architecture, kitchen design, and furniture manufacturing, they decided to team up once again—this time to create something entirely new.
Drawing on their complementary strengths, they co-founded BiglarKinyan Design Planning Inc. (BKDP) in 2005 with a clear vision: to elevate residential design in Toronto through thoughtful architecture, highly personalized interiors, and a more streamlined approach to the design-build process.
Recognizing the complexity and fragmentation of traditional renovation models, they set out to reimagine the client experience—delivering not only exceptional design, but also a simplified, transparent process. Their goal was to bring high design and a sense of everyday luxury to renovation projects grounded in creativity, practicality, collaboration, and execution.
That founding vision continues to shape the firm’s work today, setting BKDP apart as a leader in thoughtful, integrated residential design. Their work has been nationally recognized and widely published, reflecting a partnership built on trust, innovation, and an unwavering commitment to detail. Together, they lead a firm where every space tells a story—and every detail matters.

Co-Founder & Principal Frequently Asked Questions
What areas of North York does BKDP serve?
BKDP works across North York, including Ledbury Park, Hoggs Hollow, York Mills, the Bridle Path and Willowdale. Our completed North York projects include Park Modern, and Elegant Simplicity and Serene Elegance in Ledbury Park. Lawrence Park and Bedford Park were part of the former Town of North Toronto, not North York. For those streets, see our Midtown page.
Should I renovate or rebuild my North York bungalow?
It depends on the house, the lot and your plans. Many post-war homes in Ledbury Park and Willowdale have been replaced by larger houses since the 1990s, but a sound bungalow can often be opened up, extended or given a second storey instead. Knock-down rebuilds and larger additions often need a minor variance from the Committee of Adjustment, commonly for side yards, height or building length. We assess the structure, zoning and budget at the first consultation.
Do ravine lots in North York need extra permits?
They can. Lots along the West Don valley in Hoggs Hollow and the Bridle Path, and near Wilket Creek and Sunnybrook, may fall within the Toronto and Region Conservation Authority’s regulated area, and the City’s Ravine and Natural Feature Protection By-law protects the trees there. TRCA must issue a permit or clearance before the City can issue a building permit, so we check a property’s status early and build the approval time into the schedule.
How much does a home renovation in North York cost?
It depends on the scope, size and finishes. BKDP’s projects typically range from $25,000 for a design-only condo package and $80,000–$250,000+ for a full condo renovation, to $500,000+ for full home renovations. We provide transparent, fixed-fee quotes upfront so there are no surprises. Book a free consultation for an estimate on your project.
How long does a North York renovation take?
A focused kitchen or bathroom renovation typically takes 8–14 weeks from design approval to completion. A full home renovation or addition can take 4–10 months. If the project needs a Committee of Adjustment variance or TRCA approval, that adds time before construction starts, so we plan for it from the beginning.
Do you renovate condos in North York?
Yes. For condos along Yonge Street in Willowdale, we handle space planning, kitchens, bathrooms, storage and finishes. Changes that touch the building’s common elements generally need condo board approval, and usually a registered agreement under the Condominium Act, so we prepare drawings for the board early in the process.
“The job entailed a complete overhaul of the finishes and we wanted to improve flow and brightness by removing some walls. … Fardid ensured that their crew stuck to the pre-determined schedule and budget. … Fardid and Ken listen and come up with the most efficient and effective solution.”— Phillip, North York — major redesign of a 1970s house
