A Yorkville Interior Designer Who Knows Its Victorians

North of the Bloor Street shops, Yorkville is still a neighbourhood of two- and three-storey brick houses. Gothic Revival, High Victorian Gothic and Second Empire homes with slate mansards, three-sided bays and polychrome brick line Hazelton Avenue and Scollard Street, and more than 65% of the heritage district’s properties were built before 1900. Hazelton lots run about 150 feet deep. On Bishop Street and the north ends of Berryman and Scollard, lots are 60–80 feet deep and 12–25 feet wide, so every square foot counts.

Local Knowledge for Yorkville Renovations

Many of Yorkville’s Victorian houses are in the Yorkville-Hazelton Avenue Heritage Conservation District, designated by By-law 622-2002 in August 2002 and covering 197 properties. Under the Ontario Heritage Act, interior work generally doesn’t need a heritage permit, but changes to the outside of a house may. The district plan permits additions at the rear of the building and new openings on secondary elevations, and it discourages demolition. When a project needs a building permit, heritage review is folded into that application.

Condo suites follow a different set of rules. Under section 98 of the Condominium Act, changes to the common elements need board approval and usually a registered agreement, so we prepare drawings for the board early. For the Victorians, our work at Eclectic Haven, a Victorian row house we renovated and extended in Cabbagetown, shows how we open up a narrow plan while keeping the house’s character.

Meet the Award-Winning Founders

Fardid Biglar & Kenneth Ho

Co-Founders & Principal Designers

Fardid Biglar and Kenneth Ho met while studying architecture at the University of Toronto, where they quickly discovered a natural synergy—every time they collaborated, their work consistently earned top marks. After gaining experience across the fields of interior design, architecture, kitchen design, and furniture manufacturing, they decided to team up once again—this time to create something entirely new.

Drawing on their complementary strengths, they co-founded BiglarKinyan Design Planning Inc. (BKDP) in 2005 with a clear vision: to elevate residential design in Toronto through thoughtful architecture, highly personalized interiors, and a more streamlined approach to the design-build process.

Recognizing the complexity and fragmentation of traditional renovation models, they set out to reimagine the client experience—delivering not only exceptional design, but also a simplified, transparent process. Their goal was to bring high design and a sense of everyday luxury to renovation projects grounded in creativity, practicality, collaboration, and execution.

That founding vision continues to shape the firm’s work today, setting BKDP apart as a leader in thoughtful, integrated residential design. Their work has been nationally recognized and widely published, reflecting a partnership built on trust, innovation, and an unwavering commitment to detail. Together, they lead a firm where every space tells a story—and every detail matters.

Frequently Asked Questions

What areas of Yorkville does BKDP serve?

BKDP works across Yorkville, from Bloor Street north to Davenport Road and from Avenue Road east to Yonge Street. That includes the Victorian houses on Hazelton Avenue, Scollard Street, Berryman Street and Bishop Street, the blocks around Yorkville Avenue and Cumberland Street, and condo suites across the neighbourhood.

Do I need a heritage permit to renovate a house in the Yorkville-Hazelton Avenue HCD?

Usually not for interior work. The Ontario Heritage Act requires a permit to alter any part of a property in a Heritage Conservation District other than the interior, so a new kitchen or bathroom generally needs no heritage approval. Exterior work is different. An addition is reviewed as part of the building permit, and street-visible work such as window replacement, skylights or AC units may need a heritage permit from City staff. We check what applies before design starts.

Can I build a rear addition on a Hazelton Avenue house?

Often, yes. The Yorkville-Hazelton Avenue district plan permits additions at the rear of the building and new openings on secondary elevations, and it discourages demolition. Hazelton lots run about 150 feet deep, which can leave room to extend. Lots on Bishop Street and the north ends of Berryman and Scollard are only 60–80 feet deep, so there is less to work with. A building permit is always required, and if the design goes past the zoning limits, a minor variance from the Committee of Adjustment is needed first.

How much does a home renovation in Yorkville cost?

It depends on the scope, size and finishes. BKDP’s projects typically range from $25,000 for a design-only condo package and $80,000–$250,000+ for a full condo renovation, to $500,000+ for full home renovations. We provide transparent, fixed-fee quotes upfront so there are no surprises. Book a free consultation for an estimate on your project.

How long does a Yorkville renovation take?

A focused kitchen or bathroom renovation typically takes 8–14 weeks from design approval to completion. A full home renovation or addition can take 4–10 months. If the project needs heritage review or condo board approval, that adds time before construction starts, so we plan for it from the beginning.

Do you renovate condo suites in Yorkville?

Yes. Kitchens, bathrooms, flooring and full suite redesigns are all possible in a Yorkville condo. Changes that touch the common elements need the board’s approval under section 98 of the Condominium Act, and usually a registered agreement. We prepare the drawings for the board, follow the building’s renovation rules and coordinate our trades with management.

“BKDP worked with my budget, design input and transformed a basic condo open kitchen into a beautiful and functional work area that blends nicely with the rest of living room.”
