How Much Does a Condo Renovation Cost in Toronto?

BKDP quotes $80,000–$250,000+ for a full condo renovation in Toronto. A partial redesign of a few rooms costs $10,000–$40,000+, and a condo kitchen starts from $35,000. Penthouses and suites with major layout changes can cost more: two of our condo projects cost $200,000–$500,000.

These figures come from our own work, not from industry averages. Below are the ranges we quote for new projects, followed by the recorded budgets of seven condos we have designed and built, each linked so you can see what the money bought.

These are past projects, and the budgets are not adjusted for inflation, so the older ones would cost more to build today. Here is what the money covered on the projects we have the most detail on:

  • Two Story Penthouse (Church and Wellesley, 2020), $200,000–$500,000: we removed most of the walls, added a new staircase and all new cabinetry, and built a kitchen island with an entertainment table and a custom fireplace.
  • Harbourfront Living (2012), $150,000–$200,000: a complete redesign of a 1970s condo, with an entirely new layout to make the most of the lake view.
  • Modern Farmhouse (Forest Hill, 2019), $100,000–$150,000: a turn-of-the-century low-rise condo, where cabinets were stacked to emphasize the tall ceilings and the new work connects to the building’s historical features.
  • Modern Loft (King West) and The Bachelor Pad (Little Portugal), $50,000–$75,000 each: smaller condo projects, with the kitchen and bathroom among the rooms shown on each project page.

What Moves a Condo Renovation Budget

  • How much of the layout changes. A new layout means new walls, electrical and flooring. Two of our highest condo budgets went to removing walls or replanning the whole suite.
  • Plumbing. Kitchens and bathrooms connect to the building’s shared stacks, so moving them is more limited and more involved than replacing what’s there.
  • Custom millwork and storage. Storage is often the main problem in a condo, and built-ins are a large part of many budgets. One client wrote on Houzz that we were “able to address the typical storage issues folks face in condos.”
  • Materials and appliances. Stone, imported finishes and integrated appliances can change the budget without changing the layout.
  • The age of the building. Older towers can hide outdated electrical systems, uneven floors and unexpected plumbing stack configurations, and these often only show up once work begins.

What Your Building Adds to the Cost

A condo renovation works within rules a house renovation doesn’t have. They vary by building, but many Toronto condos set:

  • Working hours, often 8am to 5pm on weekdays
  • Elevator bookings for deliveries and debris removal
  • Noise limits on certain days
  • Advance notice for plumbing shutdowns
  • Insurance certificates and registration for every contractor on site

These rules mostly add time, and a longer schedule costs more. Ask your condo management for the renovation rules before you ask anyone for a price. We review them at the first consultation so they’re in the plan and the quote from the start.

Some condo work also needs a City of Toronto building permit on top of the building’s approval. Ask whoever prepares your drawings whether your scope needs one and how they’re qualified to submit them.

How Long a Condo Renovation Takes

A condo kitchen or bathroom typically takes 8–12 weeks from design approval to completion. A full condo renovation generally takes 3–6 months, depending on scope, building approvals and finishes.

Plan where you’ll stay during a full renovation. One couple rented another suite in the same building during their first BKDP renovation, and spent four months at their cottage during the second, following progress through our project app.

How to Get a Reliable Price

Early quotes for a condo often vary because each contractor is pricing different assumptions. The price becomes reliable when the layout, materials and finishes are settled and the building’s rules are known.

That’s how BKDP works: one team trained in architecture designs the suite, works with your condo management and agrees a fixed-price contract with you before construction begins. See condo renovations in Toronto for how we plan and build them, and what to know before a Toronto condo renovation if you’re still planning. How We Gathered These Figures

The project budgets are the ranges recorded for each condo in our portfolio when it was completed, as shown on its project page. The ranges by project type are what BKDP currently quotes for new work. One smaller project, a family room, is listed without a link to its page.

How much does a condo bathroom renovation cost in Toronto?
A bathroom on its own falls under BKDP’s partial condo redesign range of $10,000–$40,000+. BKDP’s two past stand-alone bathroom projects cost $25,000–$50,000 and $50,000–$75,000.

Does the price include design?
BKDP’s full condo renovation is a design-build service, so design, condo approvals and construction sit under one contract. The design-only condo package starts at $25,000 and covers space planning, custom storage design, finish selection and styling.

Can I renovate only part of my condo?
Yes. A partial redesign covers a few rooms rather than the whole suite, such as a reworked kitchen, a bathroom or a living area. BKDP quotes $10,000–$40,000+ for this work.

How long does a condo renovation take in Toronto?
A condo kitchen or bathroom typically takes 8–12 weeks from design approval to completion. A full condo renovation generally takes 3–6 months, depending on scope, building approvals and finishes.

Do I need approval from my condo board to renovate?
Most Toronto condos have their own renovation rules, and management will usually want to see what you plan to do before work starts. BKDP prepares the drawings and information your condo management asks for and plans the work around the building’s rules.

Can I live in my condo during the renovation?
It depends on the scope and your building. For a full renovation, plan to stay elsewhere. One BKDP client rented another suite in the same building during their first renovation, and spent four months at their cottage during the second.
